GENERAL
- All materials used will have Turkish Standard Institute approval.
- All construction will be made according to planning permission given by local authority and building regulations.

STRUCTURE & MASONRY
- Construction will be made concrete frame system and earth quake resistive.
- Gas concrete bloke which has better heat isolation will be used in all external walls except bathroom walls. In bathroom walls double skin bricks and form board in between is used for heat isolation.
- Foundations will reinforced concrete and damp proof isolation will be made under and sides of the foundations by using btum membrane.
- Roofs will be flat and hyper desmo will be used for damp isolation and 3 cm aterboard will be used on top for heat isolation and gravel will be laid on top as finish.

EXTERNAL SPACES & FINISHES
- Masonry walls will be covered with concrete screed.
- POLISAN brand Hydro based paint which can clean itself will be used on exterior facades of the villas.
- STONEWRAP brand manufactured stone veneer brown blend type will be used on some of the facades as in the show house.
- Damp isolation chemicals will be used in concrete screed under the manufactured stone veneer covered facades.
- TILEMAR AMERICA INC. brand first quality glazed porcelain tiles sanibel bej 40cm x 40cm type will be used on all balconies and terrace. First quality travertine marble will be used at the edges of balconies and terrace.
- ASTAS brand steel exterior door will be used with double KALE brand locks.
- All Pvc window and door will be double glazed. Frames will be golden oak look covering PIMAPEN, WİNSA or WINHOUSE brand.

INTERNAL SPACES & FINISHES
- All bedrooms, living room, kitchen, corridor and circulation area floor finishes will installed TILEMAR AMERICA INC. brand first quality glazed porcelain tiles sanibel bej 40cm x 40cm type. First quality travertine marble finish will be used in staircase.
- Staircase balustrades will be done from aluminum.
- French made INVICTA brand fire place will be used which will be covered with various types of marble finish.
- Fire and burglar alarm systems will be installed.
- Interior panel doors will be ASDOR brand.
- Interior masonry walls will be covered with concrete screed and finishes will be done with two coats of plasters. First coat of plaster will be LAFARGE brand, second coat will be ABS brand
- Interior paint will be plastic based paint FILLI BOYA or POLISAN brand.

ELECTRIC AND SANITARY APPLIANCES
- Clean water and sewage system pipelines will be according to the mechanical projects.
- All the water and sewage pipes and fitting will be used FIRAT PLASTIK brand.
- All electric cables will be HES brand.
- All electric switches and fuses will be LEGRANT or SIEMENS brand.
- Electric and copper cabling of four air conditioning units will be done to kitchen, living room, master bedroom and bedroom. No cabling will be done in guest room and no air conditioning units is included.

KITCHEN AND ACCESSORIES
- Kitchen cupboards will be Italian made VENETA CUCCİNE brand.
- Ceramic tiles of kitchen wall will be Spanish made APARACHI brand.
- Sink and tap will be Franke brand, no white goods and suction device (aspirator) is included.

BATHROOMS AND ACCESSORIES
- All ceramic tiles will be first quality
- Bath tub and shower will be VITRA or PANELDUS brand, toilets will be VITRA brand and bathroom cupboards will be ORKA brand.
- Shower and bath cabinet will be done from tempered glass PANELDUS, VITRA or HÜPPE brand. There will be no cabinet done for bath tub.

GUARENTEE TERMS
- The construction has a 10 years of guarantee for the concrete works and constructions system and will be built according to the regulations. Inside workmanship and materials has 2 year guaranty by the constructor from the delivery time. The contractor is not responsible for any kind of defects caused by the bad usage.
